Henderson’s Ship and Dock Inn, a prominent watering hole at the Australian Marine Complex, has been listed for sale by commercial real estate agency CBRE.
The 1.84-hectare site at 81 Quill Way comprises a two-storey tavern and restaurant, a drive-through bottleshop, 12 motel rooms, as well as a two-level office building tenanted by the Australian Maritime Workers Union.
The site also comprises a single level retail and office building and a service station which is no longer in use.
The office component of the site, anchor tenanted by the AMWU.
CBRE’s Ryan McGinnity said the site had massive redevelopment potential, with the land zoned as a local centre.
“This site is substantially underdeveloped and its future buyer could further capitalise on its position by looking to develop additional accommodation, which is currently limited to 12 rooms, as well as required amenity as a post office, medical facility, pharmacy, food and convenience stores,” he said.
Mr McGinnity said the land was also located in a prime position in the middle of Perth’s marine fabrication hub.
“This venue is uniquely situated in an area predominantly occupied by industrial and marine service operators,” he said.
“As a result, this tavern is well patronised by the local industry, whether it be drinks and meals in the bar, restaurant or alfresco area, functions at the venue or accommodation at the onsite motel.”
